About Us

Northwest Commercial Real Estate Investments (NWCREI) is a Seattle firm that has invested locally for 50 years, building a successful real estate investment platform through vertically integrated operations and a hands-on management approach. Our goal is to develop or acquire well located real estate investments in select Puget Sound markets, and implement a management plan that maximizes income and effectively manages expenses to create higher cash flow and increase property values for our investors.

The principals of NWCREI have 75+ years of combined commercial real estate experience in the Puget Sound, specializing in Apartment management and development in the highest demand neighborhoods in the region. We currently have 83 active syndications, over 530 repeat investors, and have raised more than $150 million in equity since 1996. Even through the great recession, NWCREI has maintained a perfect track record providing investors cash flow and value appreciation, while also passing along substantial tax benefits. Since 2011, NWCREI has experienced annual rates of return (IRR) ranging from 14.50% to 36.34% with the average being 21%+.*

NWCREI’s market knowledge and expertise in acquisitions/dispositions, construction/ renovations, leasing, and property management allows us to build thoughtfully designed apartment projects and identify existing properties with upside potential. Our reputation and broker relationships provides the opportunity to typically obtain these properties prior to public marketing. Our decades of experience allows us to develop and execute a successful business plan on behalf of our investors.

Investing with Us

Capital Gains vs. Income

Real estate investors receive favorable tax benefits through depreciation, interest payment write-offs, and expense write- offs that offset taxable income sources. Profits are taxed based on capital gains, not regular income tax rates. Our non- recourse loans allow us to pass these benefits through directly to our investors.

Inflation Hedge with Increasing Equity

Hard assets such as real estate provide a hedge against inflation as rents and property values typically rise in inflationary periods. Income from the property pays down debt and builds investor equity. Equity is returned upon a sale or refinance of the Property.

Diversification  & Access to High Quality Investments

Our syndications provide access to high quality opportunities that are many times not available to the public. The structure also allows investors to allocate capital across multiple properties and/ or different property types versus having a concentrated investment in a single property.

Passive Investing with No Personal Liability

Investing through NWCREI provides investors with a passive income opportunity that requires no market knowledge, management expertise, or time commitments. The LLC structure shields investors from personal liability.

Modern Business Practice

NWCREI is built on efficient, vertically integrated operations and a hands-on approach to property management. Our technology and investor portal is cutting edge, with consistent and transparent investor reporting.

Value Creation

Projects developed from the ground up allow for efficient designs, in-demand amenities, and a valuation well above the cost to construct. In existing value- add opportunities, renovations and operational improvements increase Net Operating Income, thereby increasing the value of the asset.
